Frequently Asked Questions
1. What is the cost of the land and building?
This depends largely on specification of course; Please contact us for a spread sheet to give an idea of build cost. Specification needs to be commensurate with the type of facility, world class polo & lifestyle.
2. How many sites are sold and how many are currently committed to developing?
We have available a master plan representation which shows all sold and reserved development plots. We will start building houses for investors in 2013 alongside the hotel build. In 2012 all marketing actions have already started taking place, with a significant demand for this product.
3. What is the rental demand for houses once complete, weekly rents and season length?
We believe that rental demand will be very high from both the tourist and domestic markets. The polo season in Argentina is 6 months long (September to March) but the climate is moderate and polo can be played for the majority of the year. This is an all year round holiday and lifestyle facility.
We are also planning a polo and other sports academies that will be working all year around and will be organising events in the Club.
Camino Real is twenty minutes from Ezeiza International Airport and 55 minutes from Downtown Buenos Aires.
4. What experience do the architects have in delivery of overseas schemes?
This is a very large scheme (800 Acres) based around polo and set in the polo capital of the world. As a development team we have unrivalled expertise in:
• Polo
• Argentina
• Iconic Architecture
Camino Real selected architects will offer clients a choice of villa designs. Please request more information.
5. When was planning granted and can the planning be inspected?
Planning has been in place for several years now, yes we would expect to make all necessary information available through a normal due diligence process. Since planning was obtained we have reduced the density on site quite significantly. We are very well connected with the local government officials etc.
6. What kind of packages are you offering regarding legals, finance and management?
Camino Real is not really a pre-packaged offering for a mass market audience and as such we can bespoke build our packages to suit the investors requirements.
Bilateral contracts already exist so all a purchaser really needs is independent legal and tax advice, we can organise this for investors if required.
Finance depends on the deal but we can offer up to 50% non status deferred payment options with fixed interest rates and fixed terms.
We will be offering a full management service, maintenance and concierge service as well as managing purchase and exit strategies.
7. Who is managing the hotel, grounds, rentals?
Camino Real Country Club - SA will manage the grounds via our own team.
The hotels will be managed by a suitable operator. They will run the concierge services to the whole development and will deal with the rental/holiday traffic. They will also have a number of branded properties.
8. What are the management charges?
These have yet to be calculated and there may be several maintenance packages, this is Argentina however and the local workers are paid in Pesos so we anticipate that management fees will be relatively low. We can negotiate a cap into any early deal if final figures have not been agreed.
